Hiring Assistant Operation Manager Real Estate

Job role :-

- Responsible person for overall well-being of the Company`s operations.

- Person to perform the overall execution and accountability of the operations of the real estate Sales, Leasing and Property Management departments.

- Develop strategic planning and managing the resources for the smooth and efficient operations.

- Reporting to the head of the department, ensure the successful strategic execution, integration and overall day-to-day operations of the real estate sector within the organization including Client Care, Staging Team and Sales Representatives.

- Also investigate ways to improve profitability and analyze markets for business opportunities.

- Assist the executive management in developing and establishing organizational strategies by forecasting real estate investment, opportunities, challenges, identifying best resources, analysis of past trends in the sector and recommendations improving the overall operations of the sector.

- Monthly reporting on the performance and profitability to the department head.

Key responsibilities :-

- Manage the day to day operations in accordance with company policies and standards to maximize profitability and efficiency.

- Ensure operational costs are kept to a minimum.

- Develop/assist in developing the policies and procedures for implementing quality and customer-service standards.

- Supervise and administer the sales and leasing administrators and ensure that they adhere to the company policies and procedures.

- Ensure terms of lease agreements are met.

- Work effectively with the department head to implement various cost effective policies and procedures and help maximize the revenues thus enhancing the profitability of the sector.

- Co-ordinate implementation of repairs, maintenance and renovation.

- Liaise with the regulatory and governing bodies like Kuwait Land Department, Rent Dispute Committee, Municipality and Civil Defense to ensure that all the revenue generating departments adhere to the set legal framework governing the real estate laws of Kuwait.

- Compile and maintain records on operating expenses and income.

- Prepare expense and income reports.

- Ensure response to trouble calls from clients or tenants.

- Prepare operational reports for the General Manager.

- Pro-actively strive to have an in-depth understanding and keep abreast of the new laws and regulations of the local and international property market and being aware of the current legal issues of the country specifically pertaining to the property law.

- Undertake any other duties relevant to the key tasks and responsibilities identified by the Head of the department.

Skills :-

- Minimum of 3 years of experience in a similar role within Kuwait or GCC markets.

- Possess an established personal and professional network of contacts.

- Possess a thorough understanding of all laws and government and legal regulations.

- Excellent knowledge with rules and regulations of real estate industry in Kuwait.

- Good analytical skills.

- Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner.

- Excellent skills in computer literacy (MS Office, Internet, Database Software, etc.).

- Excellent written and oral communication skills in English and Arabic.

- Ability to work and effectively communicate with senior-level business partners.

- Excellent business judgment, analytical, and decision-making skills.


Bachelor degree or equivalent experience preferred.
